اتجاهات ومحددات التوسع العمراني لمدينة الزبير

Abstract

ترتب على زيادة الحجم السكاني في مدينة الزبير توسع مساحتها في اتجاهات مختلفة، وعن طريق دراسة العوامل البشرية ظهرت صورة اشكالية اتجاهات ومحددات النمو العمراني، وكان من ابرزها العامل الديني لوجود ضريح الزبير بن العوام, ويعد العامل الاقتصادي سبباً مهماً في توافد الهجرة الى المدينة بوصفها سوقاً تجارياً ,فضلاً عن استثمار النفط في حقلي الزبير والرميلة الجنوبية, مما ادى الى زيادة الحجم السكاني للمدينة فبعد ان كان سكانها (17880) نسمة في سنة 1947 اصبح (262877 ) نسمة في سنة 2010 لهذا توسعت المساحة العمرانية من ( 346) هكتاراً في المدينة القديمة الى (3385) هكتاراً لسنة 2010, وشغل الاستعمال السكني نسبة 42% من استعمالات الارض الحضرية في منطقة الدراسة, على الرغم من نسبة الاستعمال السكني العالية إلاّ أن هناك عجزا سكنيا بلغت نسبته 33%. لهذا توسعت المدينة باتجاهات مختلفة وكان الاكثر باتجاه محور الزبير- سفوان لأنه يمتلك امكانيات التوسع , إلا أن التوسع المساحي في منطقة الدراسة يواجه محددات تقف عائقاً ومن اهمها هي: الحقول النفطية ومنطقة الآثار ومحددات تتعلق بمواقع الطمر الصحي والمنطقة الصناعية ومحددات الطرق والمواصلات .Consequent increase in population size in the city of Al-Zubair expansion area in different directions, and through the study of human factors image problematic trends and determinants of urban growth have emerged, and it was the most prominent of the religious factor to the presence of the tomb of Al-Zubair bin Awam, and is the economic factor is an important reason in the influx of immigration to the city as a market commercially, as well as oil investment in the fields of Zubair and South Rumaila, which led to the increase of population size of the city dramatically after that reached its population (17880) people in 1947 became (262 877) people in the year 2010 for this expanded urban area of 346 hectares in the old city to the (3385) hectares for the year 2010, and served residential use 42% of urban land uses in the study area, in spite of the high proportion of residential use, but there are residential deficit of 33%. This expanded the city in different directions and it was the most towards the axis of Zubair - Safwan because it has the potential to expand, but the spatial growth in the study area is facing selectors stand is the most important are: - the oil fields and the effects and determinants related to the location of the landfill and the area of industrial and determinants of Roads and Transport.
